Mobile homeshave and continue to emerge as an affordable home option. Whether it be a mobile home on acreage or in a park, the benefits of this option continue to stand out in today’s market. Mobile homes in a park do require a ground lease that covers space rent and in some cases utilities. On a resale, you’re able sell the mobile itself and the potential new buyer has to apply and qualify with the park owner’s management for the ground lease portion. A mobile home on acreage may receive a new mobile home drop or a resale mobile home drop, of which either can have the vehicular title eliminated and the mobile become part of the real property.
