Though rates are NOT historically low, those that push and engage in the market are winning! We may never see mortgage rates as low as 2.5% or 3% without a buy down in the future. This rate range was a rare anomaly. If buyers wait for rates to get back that low, they may never buy in the future. There are countless loan programs available for buyers to choose from in the current market. Lenders have worked tirelessly with their investors to gain market share, creating numerous options for their borrowers. What Do Buyers Want in the Marketplace?

In the current market climate, buyers are looking for turnkey properties. What does “turnkey” actually mean? Here are common items we hear discussed by buyers when on home tours. Fresh paint, an updated kitchen, bathrooms looking fresh, consistent flooring throughout the home, are the mechanicals clean, serviced and in good working order? The roof to be sound and certified for at least 5 years for a lender. All of these items are key to maximizing return on investment and tend to make a transaction go much more smoothly.
