Rate Bliss or Woes
Mortgage interest rates are part of a daily following in the life of mortgage loan originators and real estate agents/brokers. Rate bliss and rate woes affect the ebb and flow of the market. Perspective is key. I know this ages me, but at the risk of exposing my age, I will tell you the truth! In my career, I once sat in an escrow signing where the buyer was thrilled to be purchasing a home, and the note being signed was at a rate of 12.93%. Does this sound outlandish? I’m sure it does, but it’s where the mortgage interest rates were at that point in time. Did that fact keep the market from moving? No. Does history repeat itself? Yes, to some length, but we may never see the historically low mortgage interest rate range of 2.5%-3.5% in the future of our great country. As a result, should that stop or freeze the market? Homeowner Association Health Matters
Fannie Mae and Freddie Mac are eliminating the concept of limited condominium reviews. This means that some buyers who had a 10% down payment and wanted to purchase in a particular community with a simple condominium review are no longer able to do this. Each homeowner’s association will now have to pass a much deeper review. The consequence of this is that more communities will fall on a non-warrantable list which then requires a buyer to have a 20%-25% down payment. This in turn may limit the pool of buyers. Sellers, encourage your homeowner’s association board to understand what this looks like and how best to ship shape up and comply with the deep review requirements.
