Living in a Home on a Property with a Septic System in Snohomish County?
Owners living in a home on a property with an onsite sewage system looking to sell? We write to you to keep you informed of new requirements coming as of November 1, 2026, that must take place prior to successfully recording your property sale. Here are some of the required details:
- A full septic system inspection by a certified septic contractor within the last 12 months.
- If the technician recommends a pumping of the tank or tanks in the report, this must be completed and filed.
- Supply a copy of the septic “As-Built” on file with Snohomish County Health Department. If an “As-Built” is not available have a certified septic contractor supply a site plan.
- Submit a report of property transfer application and fee to Snohomish County Health Department.
- Provide your buyer a copy of the Health Department reviewed report of property transfer, all septic maintenance records, and disclosures prior to your property transfer.

First Look
As of September 4, 2026, the Northwest Multiple Listing Service has implemented a new status category called “First Look”. This is similar to a “Coming Soon” listing status available in other states to agent/broker MLS members in an effort to pre-market a property. This category came into play allowing sellers the opportunity to share their upcoming listing with the open market in advance of going live on the market, “Active” status.
